What does your lease actually require?

Most Adelaide residential leases that permit a pet include a clause requiring a professional flea treatment of the premises at the end of the tenancy, at the tenant's cost, with proof supplied to the agent. Some leases go further and require a general pest treatment regardless of pets. The clause is in the special conditions or the pet annexure, and the agent will point to it at the final inspection.

What the clause cannot do is demand a treatment for a problem that is not there or specify a particular company. It can require that the treatment be done by a licensed operator and that proof be a proper invoice. If your lease says flea treatment and you had a cat for two years, that is the treatment to book; if it says pest treatment and you never had a pet, read the wording, because a general treatment is a bigger job and the agent may accept a flea treatment alone. When in doubt, ask the agent what they will accept before you book, and tell Edward what they said.

The usual job

Exit flea treatment: why is it the most common requirement?

Because flea eggs and pupae stay in the carpet after the pet leaves and hatch onto the next tenant, who then complains to the agent. A flea treatment on the empty property after you move out, with a residual and a growth regulator across every floor, kills what is left and stops the eggs maturing. It protects the incoming tenant, and the invoice protects your bond.

The treatment is a whole-house one, carpets and hard floors, plus the yard and subfloor where the pet used them, done on a clean, empty property so nothing is missed. It is described in full, including the flea life cycle that makes the timing matter, under flea and tick treatment in Adelaide. For an exit job the visit is short, usually an hour or two, and you do not need to be there once the keys are arranged.

Proof

What does the invoice need to show for your property manager?

The business name and that it is ABN registered and licensed, the property address, the date of treatment, the words flea treatment or pest treatment with the areas covered, what class of product went down, the GST, the total, and the warranty period. A Symes SA certified taxable invoice carries all of it, which is why agents file it without questions.

The details matter because the agent is not judging the treatment; they are checking a document against a lease clause. A receipt that says pest control with no address, no date and no GST reads as a docket for a can of spray, and it gets rejected. The address ties the treatment to the property, the date ties it to the end of the tenancy, and the licence and ABN prove it was a professional job. Send it to the agent with the keys, and keep a copy for the bond claim.

When to book

How do you time it against your final inspection?

Book the treatment for after the furniture is out and the cleaning is done, and before the final inspection, which usually means the day before or the morning of. The property has to be empty so every floor is reachable, and the invoice has to be dated before the agent walks through. Call when you have the inspection date and Edward fits the visit in around it.

  1. Move out

Furniture gone, floors clear, carpets vacuumed, the bond clean finished or nearly so.

  2. Treatment

The day before or morning of the inspection. An hour or two on site, keys collected or a lockbox code.

  3. Invoice sent

On completion, to you and the agent, dated and addressed to the property.

  4. Final inspection

The agent has the invoice in hand. The flea clause is ticked and the bond is not held for it.

The order matters. Treating before the bond clean means the cleaners walk product around and mop it off the hard floors; treating after the inspection means the agent has no invoice on the day and holds the bond. If the inspection date moves, the treatment moves with it, and the invoice is re-dated only if the visit is.

Scope

What do we treat on an end of lease job?

For an exit flea treatment, every carpeted and hard floor inside, the skirting lines, the built-in wardrobes and the laundry, plus the yard areas the pet used and the subfloor where there is one. For a full end of lease pest treatment, the four zones of the general treatment are added: internal band, external perimeter, wall cavities and roof dusting, so the property is handed back clear of spiders, ants and cockroaches as well.

Which one you need depends on the lease wording and what the agent has asked for. A flea treatment alone satisfies the pet clause; the general treatment is for leases that require the property to be pest treated at exit regardless, or for tenants who want the incoming inspection to find nothing. The general treatment is the same four-zone job described under residential pest control, done on an empty house.

  • Exit flea treatmentAll floors, skirtings, wardrobes, laundry, pet areas outside, subfloor if the pet went under.
  • Add the general treatmentInternal band, external perimeter, cavity dust and roof dust, where the lease asks for pest treatment.
  • Empty and cleanThe property has to be vacant and vacuumed so the product reaches every edge.
  • DocumentedEach area treated is listed on the invoice so the agent can see the scope.
If there is a dispute

What if the agent rejects the receipt?

It does not happen with a certified taxable invoice, because it carries everything the lease clause asks for. If an agent queries it, send them the invoice and ask which element they say is missing; the answer is usually that they were expecting a particular form, and the address, date, licence, ABN, treatment and GST on the invoice answer it. Edward will speak to the agent directly if that helps.

Where a dispute goes further, the bond process in South Australia allows a tenant to contest a deduction, and a dated, addressed invoice from a licensed operator is the evidence that decides it. Keep the invoice with your bond paperwork. If the agent claims fleas appeared after you left, the warranty terms on the invoice say what happens next, and the treatment date shows the property was treated before you handed the keys back.

Pricing

What does end of lease treatment cost?

An exit flea treatment can be priced by phone from the bedroom count and whether the yard and subfloor are included, because the property is empty and the job is predictable. Adding the general four-zone treatment increases the figure, and the two are quoted separately so you can match the job to the lease clause rather than pay for more than it asks.

Tenant questions

End of lease pest control Adelaide: what tenants ask

Do I need a flea treatment if I did not have pets?

Only if the lease requires a pest treatment at exit regardless of pets, which some do. The flea clause is normally tied to the pet clause, so a tenant with no animals is not asked for it. Check the special conditions and ask the agent; if they are relying on a general pest clause, a general treatment rather than a flea job is what satisfies it.

Will my property manager accept your invoice?

Yes. The certified taxable invoice shows the business is ABN registered and licensed, the property address, the treatment date, the treatment with its areas, the product class, the GST figure and the warranty period. That is everything a lease clause asks a tenant to prove, and it is the format agents file. If an agent queries it, Edward will speak to them directly.

How close to the inspection should I book?

The day before or the morning of, after the property is empty and cleaned. Call as soon as you have the inspection date and the treatment is fitted in around it; if the date moves, the booking moves. Treating too early means the cleaners disturb the product, and treating after the inspection means the agent has no invoice on the day.

What if fleas appear after I move out?

The invoice shows the property was treated on a date before the keys were returned, and the warranty terms on it say what happens if activity is reported inside the warranty period. A few fleas in the first fortnight are pupae hatching onto treated floors and dying, which the incoming tenant will not notice. Live fleas weeks later point to a new source, and the agent has the invoice to show the property was handed back treated.

Do you treat the yard as well?

Where the pet used it, yes. The kennel area, the verandah, under the deck and the shaded beds a dog lay in are treated with the same residual and growth regulator as the inside, and the subfloor is dusted if the animal got under the house. A unit with a courtyard the cat never used does not need the outside done, and it is left off the quote.
