What is a pest control warranty, and what is it not?
It is a promise to come back and treat again, at no charge, if the named pest returns to the treated area within a stated period. That is all. It is not a guarantee that you will never see an insect, not insurance against damage the pest causes, and not a promise about pests that were never treated. It has four parts: pest, area, period, conditions.
The test of a good warranty is whether all four parts are written down. A verbal "we'll come back if there's a problem" has no pest, no area and no period.
What are the common exclusions nobody reads?
Untreated pests, untreated areas, pests that arrive from outside, and anything the customer did that changed the conditions. A warranty on a cockroach treatment does not cover ants; one on the ground floor does not cover the roof; and a general spray does not cover termites or bed bugs.
The exclusion that catches most people is the difference between a pest that survived and a pest that arrived. Survivors inside the treated area are the warranty's job. New arrivals carried in on a bag, a delivery or a neighbour's fence line are usually excluded.
Why is re-entry from a neighbour usually excluded?
Because a treatment only controls what it touched. A residual band around your house kills the ants that cross it, but it does not stop the colony next door sending more. If the source is on a property the operator was not engaged to treat, the warranty cannot promise it stays away, and most exclude it in writing.
What a good operator does instead is say where the source is. If the cockroaches come through a duplex's shared wall or the rats from a neighbour's shed, that goes on the report, and your side is warranted for what it can control.
What voids a pest control warranty?
- Washing it offPressure-cleaning or hosing treated surfaces removes the residual. Wait for the period on the invoice.
- RenovatingNew concrete, paving or plumbing through a termite barrier breaks it. Tell the operator first.
- Changing the conditionsAdding a woodpile against the wall, letting the tree grow back onto the roof, leaving food out overnight.

- Missing the programSkipping the second visit of a two-visit treatment, or the annual termite check a barrier depends on.
How long do warranties typically run by pest type?
As long as the product and the method can honestly be expected to hold, which differs by pest. A general residual spray for spiders, ants and cockroaches is warranted for a season or so, because the residual wears with weather and cleaning. Termite work runs longer, because barriers and baiting systems are engineered to, and depends on the annual inspection being kept up. Sealing and proofing work, for possums, rodents and birds, is warranted on the points that were sealed.
A warranty far longer than the product can support is priced to cover the callbacks or is not going to be honoured. And a period is meaningless without the conditions beside it, which is why Symes SA prints the period and the conditions together, for your job, on your invoice.
